TRIQOR GROUP CLOSES 210 UNITS + 2 COMMERCIAL BUILDINGS
Triqor Group is proud to announce the successful sale of one of Orange County’s largest transactions in 2025. The deal included 210 apartment units along with commercial buildings spanning over 8 acres. The transaction was brokered by Triqor’s Team Keramati: Chris Keramati, Justin Schneider, and Gustavo Fimbres. The $43,750,000 sale was the first time the improved property transacted and was completed at the expiration of a 60-year land lease. This timing allowed the selling group to meet their goal of avoiding the operational responsibility of a large management intensive asset upon the expiration of the land lease. Team Keramati generated multiple offers during the expansive marketing efforts which created a competitive bidding process with highly qualified, seasoned investors. Team Keramati further negotiated seller financing terms which offered the buyer optimal leverage and deferred the seller’s significant capital gains tax burden.
