$40 Million Recently Closed By Chris Keramati


Triqor Group is pleased to present the recent closings of approximately $40 million worth of apartments within Los Angeles and Orange County. Managing Partner, Chris Keramati, successfully represented the seller and all buyers in the sale of a 5-property portfolio.  Triqor’s targeted marketing strategy generated multiple offers on all five properties and resulted in a disposition price within 3.5% of the list price and a blended sub 4% cap rate across the portfolio.  Key deal notes are below.

The Eden Roc Apartments, a 104-unit apartment building located in Downey, CA, sold for approximately $23,000,000.  The property had been owned by the same partnership for over 50 years.  Chris was able to generate multiple competitive offers from both private and institutional investors within three weeks of commencing a targeted marketing strategy.  The property consists of a mix of 1&2-bedroom units and has a pool, laundry facilities, and ample parking.  Eden Roc is located in desirable North Downey near the 605 and 5 Freeways.

The Page Street Townhomes located in Buena Park, CA sold for approximately $6,000,000. The complex consists of 20 townhome-style 2-bedroom units and is near both the 5 and 91 Freeways providing easy access to Orange and Los Angeles Counties.

Chateau Du Roi sold for $4,060,000 and is a 17-unit property consisting of mostly 1&2-bedroom units in Downey, CA.  Chris was able to generate multiple strong offers and created a bidding war resulting in a sales price within 1% of the list price.

Para Villa sold for $4,020,000 and is a 17-unit property consisting of 95% 2-bedroom units in Paramount, CA. Chris was able to secure a strong buyer and open escrow within 10 days of listing the asset ultimately closing within less than 1% of list price.
